Preparing a property for sale: a comprehensive approach to attract the right buyers

Preparing a property for sale is not limited to tidying up and doing a bit of painting. For a character property, preparation involves a comprehensive approach that addresses the property in all its dimensions.

The technical dimension: anticipating diagnostics

The mandatory diagnostics (EPC, lead, asbestos, electrical installation, etc.) must be carried out before the sale. But it is advisable to commission them early — not to comply with the legal minimum, but to identify any areas of concern and address them before they become negotiating obstacles.

The aesthetic dimension: staging with taste

For a character property, staging should enhance the intrinsic qualities of the place — not disguise them. Decluttering, neutralising overly personal decor, refreshing tired paintwork, ensuring that architectural elements (old beams, stone fireplace, terracotta floors) are highlighted rather than obscured: these are the priority interventions.

The outdoor dimension

The garden, terrace and immediate surroundings of the property deserve as much attention as the interior. A well-maintained exterior, a clean pathway, a freshly painted gate, flower pots placed at the entrance: these details create an immediate first impression that conditions the entire visit.

The narrative dimension

A character property has a story. Presenting this story to buyers — the history of the building, the successive transformations, the notable features of the architecture or garden — adds a human and cultural dimension to the visit that purely technical information cannot provide. A beautiful, well-told story sells better.
