Why some properties do not sell

Some properties stay on the market for months — sometimes years — without finding a buyer. The financial crisis, the location, the price: these are the explanations usually advanced. But sometimes, the real reasons are more subtle.

The obvious reasons — which are not always sufficient

Overpricing is the most frequent reason for a property not selling. A price that is clearly above market value discourages even the most motivated buyers. But overpricing alone does not explain everything: properties priced correctly sometimes also remain unsold. Something else is at play.

The presentation and communication

Poor quality photos, a summary description, insufficient or poorly targeted exposure: these factors can literally make a property invisible despite its qualities. In a market where the first selection is done online, visual quality and the relevance of the message count enormously.

The atmosphere of the property

Visitors are sensitive to the atmosphere of a place — sometimes without knowing how to name what they feel. A heavy atmosphere, a sense of enclosure, an inexplicable unease, a diffuse sadness: these perceptions, which have nothing to do with objective criteria, can prevent a purchase decision even when everything else is right.

The harmonization approach

When a property has been on the market for a long time without finding its buyer despite a correct price and good presentation, exploring the atmospheric dimension of the place can be relevant. A harmonization intervention aims to transform these subtler factors — the memorial charge of the space, its energetic balance — to create conditions more favourable to the encounter between the place and its future occupants.
