Wine-Tourism Business

A wine-growing property in the heart of one of the most renowned villages of the AOC, in the south of the Puy-de-Dôme, divided as follows:

A dwelling and its working buildings (winery, cellar…) on a walled plot, the whole over a surface area of 550 m².

The house, 120 m² (late 18th century), entirely restored (framework, electricity, plumbing, etc. all new), comprises a living room with a fitted kitchen (central island) of 38 m², 3 bedrooms (around 12 m²), a bathroom and a study. An independent guest room with toilet and bathroom.
2 further guest rooms (60 m²) are under renovation.
Technical room: thermodynamic water heater and central wood heating.
A private cellar.
A non-adjoining orchard of 1,000 m².

The wine estate:

A 100 m² winery equipped with 5 thermo-regulated stainless-steel vats with a heat pump and all the winemaking equipment (presses, destemmer, harvest elevators, etc.).
A 40 m² tasting cellar.
A 40 m² vaulted cellar (barrel cellar).
A 60 m² barn (footprint) over 2 levels, with a new roof, 100 m from the estate.
The cultivation equipment includes an over-row tractor (enjambeur) with the full set of tools for working the vines. Tractor, trailer and tools.
The vineyard, organically managed, is in a single block, on a planted area of 4.5 hectares in AOC Côtes d'Auvergne: 1 ha Chardonnay, 1.1 ha Pinot Noir and 2.4 ha Gamay, plus 1 ha of adjoining land within the appellation area.

Production of around 15,000 bottles: sales to private customers, wine merchants, and for export. 2010 turnover: €70,000.

For the past 2 years, the owners have been developing a wine-tourism business, with, ultimately, 3 guest rooms for a capacity of 6 to 8 people.
